Mortgage documents checklist

What a lender usually asks a borrower for with a mortgage application in the United States, as one checklist a broker can send and collect against.

A starting point, not legal advice: have a lawyer in your state read it before you use it.

Mortgage application documents checklist

Identity

  • Government-issued photo ID for each borrower
  • Social Security number for each borrower
  • Current address and addresses for the last two years

Income, if employed

  • Pay stubs for the last 30 days
  • W-2 forms for the last two years
  • Employer name, address, and phone number for the last two years

Income, if self-employed

  • Personal federal tax returns for the last two years, all pages and schedules
  • Business tax returns for the last two years, all pages
  • A profit and loss statement for the year to date
  • 1099 forms for the last two years

Other income

  • Award letters for Social Security, pension, or disability income
  • Court orders for alimony or child support you want counted
  • Leases and two years of tax returns for rental income

Assets

  • Bank statements for the last two months, every page
  • Retirement and investment account statements for the last quarter
  • A gift letter and the donor's bank statement for any gift toward the down payment
  • An explanation of any large deposit that is not your pay

Debts

  • A list of monthly debts not on your credit report
  • Divorce decree or separation agreement, if any
  • Papers for any bankruptcy or foreclosure in the last seven years

The property

  • The signed purchase contract, for a purchase
  • Your homeowners insurance agent's name and phone number
  • Homeowners association name and dues, if any
  • The latest mortgage statement and property tax bill, for a refinance

Why lenders ask for all of it

A lender has to show that a borrower can repay the loan: who they are, what they earn, what they own, what they owe, and what the property is worth. The papers prove each one, and a missing page is the most common reason a file waits.

Each lender and loan program asks for its own list, so treat this as the usual core and add what your lender needs.
